Usually, when a development (or phase) is handed over from the developer a Resident Management Company (RMC) is appointed to take on the decision making for the residents. The Directors of this RMC then appoint a Managing Agent who will organise the works required to maintain the common parts of the development and manage the charges to ensure the budget is suitable to cover all costs. We are that Managing Agent, and we do not take the responsibilities of this role lightly. From introducing ourselves to residents and partnering with the RMC Directors, to Annual General Meetings (AGMs) and everything in between, our property teams like to think out of the box to provide that something extra.
To achieve the highest level of residential estate management our highly trained team ensures the maintenance and repairs of external areas such as green spaces, grounds maintenance, parking, and the general use of communal areas. With most estates being mixed-use all apartment blocks have scheduled cleaning and general maintenance, including redecoration of entrances and hallways and ensuring machinery and lifts have regular risk assessments. The safety of staff and residents is always high on the list, with H&S services provided by our Group support network.

We operate in line with and are regulated by the top organisations in the industry, including ARMA, RICS AND IRPM, and employ accredited residential managers with years of experience, which means we have the best teams using the correct internal procedures and controls to effectively manage any estate in London.
Each development that we are appointed is treated with an individual approach, targeting the needs of the client and those of the residents alike, but the collection of the estate service charge is of course a fundamental part of our role as Managing Agent. When you purchase a leasehold apartment you're purchasing everything internal beyond your front door, including a balcony if you have one.
It's the freeholder that usually owns the whole building from top to bottom including the land the building stands on. The freeholder is usually the person responsible for the maintenance and any repair works required for the general upkeep of the building. These costs are recoverable through the service charges that the leaseholders pay annually.
